IN BUSINESS SINCE
A Personal Note from Andy
Dear Homeowner,
If you’re reading this, chances are you’re dealing with a situation that’s bigger than just selling a house. Maybe it’s an inherited property you never planned on managing. Maybe life has thrown you a curveball β a job transfer, a health issue, a relationship change β and your home has gone from a comfort to a complication. Whatever brought you here, I want you to know something right up front:
We’re not here to pressure you. We’re here to give you clarity on all your options so you can make the best decision for your family.
I started Starfish Group Properties back in 2011. I didn’t come from real estate β I came out of the restaurant world and then corporate America, and I got into this because I saw a chance to build a real, lasting business helping people, not just chase transactions. From day one my rule has been simple: we don’t build our business off any single deal. We build it off doing right by the person in front of us.
Over the years I’ve bought houses that had burned down, houses full to the ceiling, houses that flooded, and homes tied up in probate or divorce. I’m not going to judge you based on the situation you’re in. I’m here to look at the house as an asset and help you find the best path forward β even when that path doesn’t involve selling to us at all. We walk you through every option, and we do exactly what we say we’ll do.
In this packet, you’ll find everything you need to evaluate us β our process, our programs, real results from homeowners we’ve worked with, and even a list of questions you should ask any buyer before signing anything (including us). We put that in here on purpose. If someone can’t answer those questions, they don’t deserve your business.
Take your time. Read through this. Talk it over with the people you trust. And when you’re ready β or if you just have a question β we’re a phone call away. No sales pitch. Just a real conversation.
Looking forward to meeting you

Our Story

Starfish Group Properties started the way most good things do β from a frustration that wouldn’t go away.
Andy Cromer came out of the restaurant industry, then spent years in corporate America helping a company build dealerships across North America. He had no college degree, a daughter who had just been born, and a growing fear of what would happen if he lost his job. So he started studying for a real estate license as a side hustle. Then he saw a TV segment on flipping houses, went to a free local seminar β and got hooked.
He flipped a couple of houses in 2011, then a few more. By 2013 he had gone full-time. And what he kept running into was the same problem: homeowners who were getting burned. Investors who made big offers to lock in a contract, then spent the option period grinding the price down. Wholesalers who signed contracts with no intention of closing, stringing families along for 30, 60, even 90 days. Andy got tired of watching it happen.
So he built Starfish Group Properties around a different standard. No pressure. Real options. And one rule that never changes: we do what we say we’re going to do.
Today, Starfish Group Properties has helped more than 280 homeowners across DallasβFort Worth navigate some of the most difficult chapters of their lives β inherited homes, foreclosures, divorce, properties that have been sitting vacant for years, and situations that seemed impossible to solve. Our team works together to give each homeowner clear guidance and dependable support throughout the process.

Community Involvement
Starfish Group Properties has always been a faith-based company at its core β not something Andy leads with, but something that shows in how deals get done. He’s a longtime supporter of G3 (Gospel Grow and Go), a nonprofit sports chaplaincy led by Chris Avila that serves NFL players, FC Dallas, and the UFL, headquartered in Arlington, TX. The business profits that come from treating sellers right go, in part, to supporting work that matters.

Andy started Starfish Group Properties in 2011 after a career in the restaurant industry and corporate America. What began as a side hustle became a mission: build a real, lasting business by treating homeowners the way he’d want his own family treated. Since going full-time in 2013, he’s personally guided more than 280 DFW families through inherited homes, foreclosures, divorce, and properties that felt impossible to sell.
He’s not a heavy salesperson β and he’ll be the first to tell you if listing with an agent is the better move for you. His rule hasn’t changed since day one: we do what we say we’re going to do.

3 Ways to Sell Your Home
Not every situation calls for the same solution. Here’s an honest look at
how your three main options compare β so you can decide what’s right for you.
| Factor | Sell to Us | List With an Agent | Another Investor |
| Speed to Close | β 7β30 days | π 60β120+ days | β 14β45 days |
| Cost to You | β $0 β zero fees | β 6β10% in fees | π Varies, hidden fees common |
| Repairs Needed? | β None β as-is | β Usually required | β Usually none |
| Showings & Open Houses | β None | β Multiple | β None |
| Certainty of Closing | β Guaranteed | β Buyer financing can fall through | π Often assign to another buyer |
| Who Controls Timeline? | β You choose close date | β Market dictates | π Depends on their funding |
| Flexibility | β Multiple programs | π One path only | β Cash offer only |
| Sale Price | π Below market | β Highest potential | β Often lowest offers |
| Transparency | β Clear offer and net proceeds | π Agent controlled | β Often opaque |
An Honest Note About Price
If getting the absolute highest sale price is your only priority and you have the time and resources to prepare your home, a traditional listing may be your best bet β and we’ll tell you that. But if speed, certainty, convenience, or flexibility matter to you, that’s where we shine. Most of the homeowners we work with are choosing us because their situation calls for something different β and that’s exactly what we built our company to provide.
Your Options. Your Choice
Every homeowner’s situation is different. That’s why we don’t offer a
one-size-fits-all solution. We offer three distinct programs β and we’ll help you
figure out which one makes the most sense for you.
Which sounds like you?
β‘
Program 1: Cash Offer
- Close in as few as 7 days β or on your schedule
- Zero fees, zero commissions, zero repair costs
- Best for: urgent moves, inherited properties, homes needing work, or anyone who values speed and simplicity
Program 2: Creative Solutions
- Customized deal structures designed around your specific needs
- Options may include seller financing, lease-options, or other flexible terms
- Best for: homeowners who want more from their sale than just a quick check β maybe ongoing income, better tax positioning, or a higher overall payout
Program 3: Full-Service Listing
- We handle everything β repairs, staging, listing, negotiations, and closing
- You get top-dollar exposure on the open market without lifting a finger
- Best for: homeowners who want the highest possible price but don’t have the time, energy, or desire to manage the traditional listing process
β‘Cash Offer Program
WHAT IT IS
A straightforward cash purchase of your home β as-is, on your timeline. No banks, no appraisals, no waiting to see if a buyer’s financing falls through. We bring the funds, you pick the closing date, and we handle the rest.
WHO IT’S FOR
- You’ve inherited a property and don’t want to manage it
- You’re behind on payments or facing foreclosure
- Your home needs significant repairs you can’t afford
- You’re relocating for work and need to sell fast
- You’re a tired landlord ready to move on
- You’re going through a divorce or life change
WHAT YOU GET
- Close in as few as 7 days β or pick a date up to 60+ days out. Your call.
- Zero out-of-pocket costs β no commissions, no fees, no closing costs. We cover everything.
- Sell completely as-is β no repairs, no cleaning, no staging. Leave behind what you don’t want.
- Guaranteed close β no financing contingencies, no buyer backing out at the last minute.
- Simple, clear paperwork β we walk you through every page so there are no surprises.
WHAT TO EXPECT
Your offer will be below full market value. That’s the trade-off for speed, certainty, and zero costs on your end. We’re transparent about this β and we’ll clearly explain the offer and what you can expect to receive at closing.
If maximizing your sale price is more important than speed or convenience, our Full-Service Listing program may be a better fit β and we’ll tell you that.
“Andy with Starfish Group Properties, Inc was great to work with. He is honest and dependable. We had inherited a house in which we did not want to make the repairs needed.”
– Lee L, Google Review
β‘Creative Solutions Program
WHAT IT IS
A customized approach for homeowners who need β or want β something more flexible than a standard cash sale. This might include seller financing, subject-to arrangements, lease-option structures, or hybrid terms that are designed around your specific financial goals. Think of it as a tailored solution instead of an off-the-rack one.
WHO IT’S FOR
- You want to spread your proceeds over time for tax benefits
- You’re open to creative terms that could net you more money overall
- You’re current on your mortgage but need to move on from the property
- Your property doesn’t qualify for traditional financing
- You’d like ongoing monthly income from your property
- A standard cash offer doesn’t quite meet your needs
WHAT YOU GET
- A solution designed around you β not a one-size-fits-all number.
- Potentially higher total payout β creative structures can often put more money in your pocket over time.
- Tax advantages β structured payments can reduce your tax burden vs. a lump sum.
- Ongoing income potential β receive monthly payments instead of (or in addition to) cash at closing.
- Full transparency β we explain every term, every number, and every scenario before you sign anything.
WHAT TO EXPECT
Creative deals are more complex than a simple cash sale. The terms, timelines, and structures will differ from a standard transaction. We recommend having an attorney review any creative offer β and we’ll give you time to do that.
These solutions aren’t for everyone. If you want a clean, fast, no-strings-attached close, our Cash Offer program is probably the better choice. We’ll always guide you toward the option that fits best.
“Andy at Starfish Group has been absolutely amazing! We received a great offer on our home, and the terms were flexible to meet our needs while transitioning into our new home. The entire process was transparent from start to finish.”
– Vikisha T, Google Review
β‘Full-Service Listing Program
WHAT IT IS
We list your home on the open market to get you the highest possible price β but unlike a traditional listing, you don’t do any of the work. We coordinate and cover the cost of repairs, staging, professional photography, and marketing. You sit back while we manage everything from the first showing to closing day.
WHO IT’S FOR
- You want top dollar but don’t want to deal with the process
- Your home needs work before it’s market-ready
- You’ve been burned by agents who didn’t deliver
- You have time β 60 to 120+ days β and want to maximize value
- You don’t want to manage contractors, showings, or negotiations
- You want a professional team handling every detail
WHAT YOU GET
- Full-market exposure β MLS listing, professional photos, targeted marketing.
- We handle repairs & staging β we front the cost and manage the contractors.
- Expert negotiation β our team negotiates on your behalf to maximize your net proceeds.
- Completely hands-off β we manage showings, buyer communication, inspections, and closing.
- Transparent throughout β weekly updates so you always know where things stand.
WHAT TO EXPECT
This takes longer than a direct sale. Listing on the market means waiting for the right buyer, navigating inspections, and potentially dealing with financing contingencies. Typical timeline is 60β120+ days.
You’ll also have less control over the exact timeline. The market has a say. If timing certainty is critical, our Cash Offer program guarantees a close date β and we’ll help you figure out which trade-off makes more sense.
“Clear communication and attentive. Very much appreciated the support received, most especially at closing! Starfish Group gave me the highest bid out of 3 other investors.”
– Geri P, Google Review

Protect Yourself: What Every Seller Should Know
We believe informed homeowners make the best decisions. Before you sign anything with anyone β including us β arm yourself with these questions and red flags. A trustworthy buyer will welcome the scrutiny.
5 Questions to Ask ANY Home Buyer
1. Can I see verified reviews from homeowners you’ve worked with?
Look for Google reviews, BBB ratings, or video testimonials from real people. A legitimate company will have a track record you can verify.
2. Can you provide proof of funds or a recent settlement statement?
Any serious buyer should be able to show they actually have the money to close. If they hesitate, that’s a problem.
3. Is your company registered with the state? Can I verify your business license?
A real company will be registered, insured, and easy to look up. Ask for their registered business name and check.
4. Will the price or terms change between contract and closing?
Some buyers lock you in, then lower the price right before closing when you’re committed. Get this in writing.
5. Who is actually buying my home β you or someone else?
Some “buyers” are wholesalers who plan to assign your contract to another investor. You deserve to know who’s actually on the other side of the transaction.
5 Red Flags to Watch For
No verifiable online presence or reviews.
If you can’t find them on Google, the BBB, or social media with real reviews from real people, proceed with extreme caution.
Pressure to sign immediately without time to review.
Any company that rushes you β “this offer expires today!” β is prioritizing their deal over your wellbeing. Walk away.
Unwilling to show proof of funds.
If they can’t prove they can actually close, they may be wasting your time β or planning to flip your contract.
Vague answers about their process or who’s actually buying.
Transparency should be easy. If they can’t clearly explain how they operate, something’s off.
The offer seems too good to be true β or changes after you sign.
Classic bait-and-switch. A legitimate buyer gives you an honest number upfront and stands behind it.
Real Results
Every home has a story. Here’s one that shows what working with us actually looks like β from the first call to closing day.
A man was managing his late sister’s estate from six hours away, but after nearly two years of driving back and forth, a failed FSBO attempt, and property taxes and upkeep draining his small inheritance β so Andy bought the home as-is, closed in less than two weeks, and gave him the relief he “couldn’t believe actually happened.”
The Situation
A man’s sister passed away unexpectedly. She had bought a newer-construction home, lived there about six months, then had a fall, knee surgery, complications, and died in the hospital. Her brother was suddenly left managing her estate β from six to seven hours away.
What He Tried First
He listed the property for sale by owner, but couldn’t reliably show it from that distance. Nearly two years passed while he drove back and forth, and the property slowly ate up most of his small inheritance β property taxes, mortgage, and lawn maintenance draining him month after month. He feared that hiring an agent would mean six to nine more months on the market with no guarantee.
How Andy Helped
Andy bought the property as-is β no repairs required, no runaround. One walkthrough, one fair offer, and a straightforward path to closing. He did exactly what he said he’d do, and closed the estate in less than two weeks.
THE OUTCOME
Under 2 Weeks
None – Sold As-Is
$0
Estate Fully Resolved
The outcome: Seven siblings each walked away with roughly $3,000 in cash β money from a deal that looked completely lost β and the whole family was finally, in their words, “ready to be done and get it off their chest.”
“I couldn’t believe it actually happened. They did exactly what they said they’d do.”
– Probate Seller, Dallas-Fort Worth

Frequently Asked Questions
Does it cost me anything to work with you?
No β and we mean that literally. There are zero fees, zero commissions, and we cover all standard closing costs. The offer we make is the amount you walk away with. You’ll never get an invoice or a surprise deduction from us. This isn’t a “free consultation” that leads to hidden charges β it’s genuinely free to sell to us from start to finish.
Do I need to make repairs or clean the house before selling?
Absolutely not. We buy homes in any condition β and we mean any. Peeling paint, outdated kitchen, leaky roof, overgrown yard, a garage full of stuff you don’t want anymore β all fine. We buy the home as-is and we handle everything after closing. You can even leave behind furniture, appliances, or anything else you don’t want to move. Just take what matters to you and we’ll take care of the rest.
How fast can we close?
Our fastest closings happen in 7β14 days, but we move on your timeline, not ours. Need to close next week? We can do that. Need 60 days to get settled into your next place? That works too. We’ve closed in as few as 5 business days when the situation called for it. You tell us the date, and we’ll make it happen.
What if I change my mind after accepting an offer?
You’re free to walk away at any point before closing β no penalties, no hard feelings. We get it. Selling your home is a big decision, and sometimes circumstances change. If at any point during the process you decide this isn’t the right move, just let us know. There’s no obligation until you sign at the closing table and receive your payment. Period.
How do you determine your offer price?
We base our offers on the property’s current condition, its location, what similar homes in the area have sold for recently (comps), and the estimated cost of repairs or renovations needed. We’ll clearly explain the offer amount and what you can expect to receive at closing. If you want a second opinion, we encourage it. An informed seller is our best client.
Will you be the ones actually buying my home?
Yes. We are the actual end buyer β we purchase homes with our own funds, and your contract is directly with Starfish Group Properties. We are not wholesalers. We don’t lock you into a contract with no intention of closing, and we don’t string you along for 30, 60, or 90 days while we shop your deal to someone else. Andy built this company specifically because he was tired of watching homeowners get burned that way. When you sell to us, you’re selling to us.
